It All Depends How You Think
Do you consider home maintenance an expense or an investment?
I'm thinking mainly about your roof here. If your roof is starting to show wear and tear and curling it's in need of repair soon. Repairing sooner than later makes good sense and is considered good maintenance. Yes, it is an expense but it's one that is also a good investment.
An investment pays you back in some way. Let's think about this a minute in terms of a new roof. If you take the time and money now to replace your roof shingles you are essentially eliminating the claims expense down the road. Face it claims cost money, they cost the insurance company and they cost the policy holder money and that could amount to more than just the deductible if the company applied a claims surcharge after a claim is submitted. When you think of it this way you have the cost of the new roof either way and possibly the cost of the claim, not to mention your time and patience while settling the claim etc. I'm thinking I'd rather handle the roof replacement in a timely manner than wait for the claim. Also, if you have time you can shop around a little bit for your contractor. In the event of a claim you may be scrambling to find one and due to demand at the time....you may end up paying more.
