about Maine homeowners insurance and find out how to lower the cost of
your home insurance.
About Home Insurance
Owners need insurance to protect their
home (the house itself and any buildings on the property) and personal
property (the contents of your home) and renters need insurance to
protect their personal property. Homeowners insurance also
protects against liabilities such as someone being injured on your
property, or your property damaging someone else's (tree from your
property falling on your neighbors car).
Q&A?
I rent, why do I need renters insurance?
Renters often slip under the radar as
there is no one to tell them they need it (such as with a mortgage
company when financing a home). There is also a misconception that
the landowners insurance will cover everything. While the
landowner may (or may not) have coverage for the building and perhaps
their own contents, they do not have coverage for your contents.
Fortunately because you are only insuring your contents, the cost of
renters insurance is very low.
How much do I need?
This in part may be determined by your
mortgage company (when applicable). We assist you in establishing the value of
your personal property as well
as the value of your home and any liability coverage you should have.
What is covered?
This varies based on the coverage you
choose. There are many optional coverages which you should
consider when obtaining homeowners insurance, such as:
water back up/sump pump overflow, flood, refrigerated
products, open peril contents, tree debris removal, business property, jewelry,
furs, silver plated ware and computers, just to name a few.
Do I have enough insurance coverage?
The amount of coverage that you need
changes often. You could have a capital improvement such as adding
a new deck, finishing your basement or adding a new garage. Then
there are personal property items such as a new computer, perhaps a new
jewelry purchase or inheritance of some antiques. Even without
these material increases, the cost of rebuilding your home goes up each
year, which if left unaddressed can leave you significantly under
insured. We recommend that you contact us whenever you have made a
significant addition to your home or property so that we can review
your coverage and make sure you are properly covered.
My homeowners insurance is escrow
billed. If I go with you, how do I cancel my old policy?
Although your mortgage company pays your
homeowners insurance via your escrow payments, you still own the policy
just as if you paid the company directly. You can simply call your
insurance agent and terminate the policy and we will set up your new
policy to be submitted to your mortgage holder. Annually your
mortgage company will review the amount you pay into your escrow account
so that any increase or decrease in premium will be refunded or billed
at that time (this may be handled differently by your mortgage holder,
please check with them to be sure).
Is my jewelry covered?
Not always. You should contact your
agent for clarification. It is recommended that you Schedule your
valuable items to be sure you have adequate coverage.
Do I need flood insurance?
Yes. Standard home insurance
policies do not cover flood damage. We can help you with
application forms for flood coverage. If your home is located in a flood
plain, your lender should require flood insurance. Just because your
home is not in a designated flood plain, don’t assume you will never
have flood damage.
Can I get a discount?
There are many discounts offered on
homeowners policies, a few of them are: multi-policy discount, alarm
system credits (full & partial), new home credit, automatic sprinklers
(full & partial), smoke detector credit, year of construction credit,
non-smoker credit, dead bolts, loss-free discount, higher deductibles,
50+ discount, new home purchase, condo association credit, and prior
insurance discount just to name a few.
